The Living Standard Privacy Policy & Website Terms of Use

Effective date: August 22, 2026 | Last updated: August 22, 2026

The Living Standard LLC ("The Living Standard," "TLS," "we," "us," or "our") respects your privacy. This Privacy Policy explains how we collect, use, disclose, and protect personal data when you visit colivingstandard.com (the "Site"), submit a housing inquiry, join an interest list, communicate with us, or otherwise use our online services.

This policy applies to website visitors, prospective applicants, applicants, referral contacts, and other individuals who interact with us online. A separate lease, screening authorization, vendor notice, or other agreement may govern information collected later in the housing application and leasing process.

1. Personal Data We Collect

Depending on how you use the Site, we may collect the following categories of personal data:

• Identifiers and contact information: name, email address, telephone number, mailing address if voluntarily provided, and preferred contact method.

• Housing inquiry information: room-type preference, desired move-in timing, general Houston-area preference, lease-term interest, referral source, and information included in your message.

• Communication information: emails, text messages, call records, newsletter choices, SMS consent records, opt-out requests, and other correspondence.

• Website and device information: IP address, browser and device type, pages viewed, referring pages, approximate location derived from IP address, cookie identifiers, and website interaction information.

• Application and screening information: if you proceed beyond a general inquiry, we or an authorized screening provider may collect identity-verification information, rental history, references, employment or income information, financial qualification information, and legally permitted background-screening information under separate notices and authorizations.

• Transaction information: if online payments are later enabled, payment status, amount, date, and limited transaction details. Full payment-card information is generally handled by the payment processor rather than stored by TLS.

2. How We Collect Personal Data

We collect personal data directly from you when you submit a form, contact us, subscribe, communicate by email or text, or begin an application. We also collect certain technical information automatically through Wix, cookies, analytics tools, and similar technologies. With your permission or as allowed by law, we may also receive information from referral sources, screening providers, payment processors, identity-verification providers, and other service providers.

3. How We Use Personal Data
We may use personal data to:
•  Respond to housing inquiries and provide requested information.
•  Maintain interest lists and communicate about room types, availability, rates, events, and company updates.
•  Process applications, verify information, evaluate lawful tenancy criteria, and prepare leasing documents.
•  Consider voluntarily stated housing preferences and practical placement factors, subject to availability and applicable law.
•  Operate, maintain, secure, troubleshoot, and improve the Site and our services.
•  Prevent fraud, misuse, unauthorized access, and other security incidents.
•  Comply with legal obligations, respond to lawful requests, establish or defend legal claims, and enforce our agreements.
4. Housing Applications, Accommodations, and Sensitive Information
Do not submit Social Security numbers, bank-account numbers, government identification documents, medical records, diagnoses, criminal-history documents, or other highly sensitive information through a general website form, ordinary email, or an unsolicited text message. If such information is needed, we will direct you to an appropriate secure process.
The Living Standard provides housing only and is not an assisted-living, healthcare, personal-care, or case-management provider. We do not request medical diagnoses or descriptions of severity through general inquiry forms. When a reasonable-accommodation request is made, we seek only information reasonably necessary to evaluate the request and process it in accordance with applicable law.
Applicants are not required to identify with any resident group described on the Site. Any information relating to disability income, veteran status, prior homelessness, re-entry, or other background is handled only for a disclosed and lawful purpose and is not used to unlawfully discriminate.
5. Email and SMS Communications
If you affirmatively subscribe, we may send housing updates, newsletter content, availability information, and occasional promotional messages by email and/or SMS. Email and SMS choices should be presented through separate, unchecked consent boxes whenever practical.
For SMS, message frequency varies and message and data rates may apply. Consent to marketing messages is not a condition of submitting an inquiry, applying for housing, or leasing a room. Reply STOP to unsubscribe from texts or HELP for help. You may unsubscribe from marketing emails using the link in the email. We may still send non-marketing communications that are reasonably necessary to respond to your inquiry, administer an application, or service an existing lease, subject to applicable law.
We retain records of consent and opt-out requests, including the disclosure shown, the telephone number or email address provided, and the date and method of the request.
6. Cookies, Analytics, and Wix
The Site is hosted on Wix. Wix and enabled applications may use cookies, pixels, local storage, and similar technologies to provide essential site functions, remember preferences, understand site usage, protect security, and, if enabled, support analytics or advertising.
•  Essential cookies support security, navigation, forms, and other core functions.
•  Functional cookies remember choices and improve convenience.
•  Analytics cookies help us understand traffic and improve the Site.
•  Advertising cookies may be used only if we enable advertising integrations and will be addressed through appropriate disclosures and controls.
You can manage available choices through our cookie banner and your browser settings. Blocking certain cookies may affect Site functionality. Wix and third-party applications may process information under their own privacy policies and may process data in the United States or other jurisdictions.
7. When We Disclose Personal Data
We may disclose personal data to the following categories of recipients when reasonably necessary:
•  Website, hosting, CRM, form, analytics, email, and communications service providers, including Wix.
•  SMS platforms, telecommunications carriers, and vendors that operate our messaging program.
•  Screening, identity-verification, payment, document-signing, property-management, and similar providers when you proceed with an application or lease.
•  Attorneys, accountants, insurers, consultants, and other professional advisers.
•  Government authorities, courts, law enforcement, or other parties when disclosure is required or permitted by law or reasonably necessary to protect rights, safety, or property.
•  A successor or transaction participant in connection with a merger, financing, reorganization, sale of assets, or similar business transaction, subject to appropriate protections.
•  Other persons at your direction or with your consent.
8. No Sale of Personal Data; Mobile Information
We do not currently sell personal data for monetary or other valuable consideration. We do not currently use personal data for targeted advertising or automated profiling that produces a legal or similarly significant housing decision. If these practices change, we will update this policy and provide any legally required notice and opt-out method before beginning the new practice.
We do not sell or share mobile telephone numbers or SMS opt-in consent with third parties or affiliates for their independent marketing or promotional purposes. We may disclose this information only to service providers that help operate the messaging program, telecommunications carriers, regulators, or other parties as required by law.
9. Data Retention
We retain personal data only for as long as reasonably necessary for the purposes described in this policy, including responding to inquiries, administering applications or leases, maintaining consent and suppression records, resolving disputes, meeting legal and accounting obligations, and protecting security. Retention periods vary by record type and legal requirements. When information is no longer needed, we take reasonable steps to delete, deidentify, or securely dispose of it.
10. Data Security
We use reasonable administrative, technical, and physical safeguards designed to protect personal data. No website, transmission, or storage system is completely secure, and we cannot guarantee absolute security. Please use the secure process we identify for sensitive application materials rather than ordinary email or general website forms.
11. Texas Privacy Rights
To the extent the Texas Data Privacy and Security Act or another applicable privacy law applies, Texas residents may have the right to:
•  Confirm whether we process their personal data and access that data.
•  Correct inaccuracies in their personal data.
•  Delete personal data provided by or obtained about them, subject to lawful exceptions.
•  Obtain a portable copy of personal data they previously provided, where applicable.
•  Opt out of qualifying targeted advertising, sale of personal data, or certain profiling used to make significant decisions.
•  Exercise applicable rights without unlawful discrimination or retaliation.
12. How to Submit a Privacy Request or Appeal
Email info@colivingstandard.com with the subject line "Privacy Request," or call (346) 483-2483. Describe the right you wish to exercise and provide the name and contact information you used with us. We may take reasonable steps to verify your identity and authority before acting. You are not required to create a new account to submit a request.
We will respond within the period required by applicable law. If we decline a request, our response will explain the reason and how to appeal when an appeal right applies. To appeal, reply to our decision or email info@colivingstandard.com with the subject line "Privacy Appeal." If an appeal is denied, you may submit a complaint to the Texas Attorney General.
13. Children
The Site is not directed to children under 13, and we do not knowingly collect personal data from children under 13 through the Site. If you believe a child has provided personal data, contact us so we can review and take appropriate action. Applicants must have the legal capacity to enter into a residential lease.
14. Third-Party Links and Services
The Site may link to third-party websites, maps, social networks, payment services, screening providers, or other services. Their privacy practices are governed by their own notices, not this policy. Review those notices before providing information.
15. Changes to This Policy
We may update this Privacy Policy as our practices, technology, vendors, or legal obligations change. The updated version will be posted on this page with a revised effective or last-updated date. Material changes may also be communicated by another appropriate method.

Website Terms of Use
Effective date: August 22, 2026 | Last updated: August 22, 2026
These Website Terms of Use ("Terms") govern your access to and use of colivingstandard.com and related online pages, forms, and features operated by The Living Standard LLC ("The Living Standard," "TLS," "we," "us," or "our"). By using the Site, you agree to these Terms. If you do not agree, do not use the Site.
1. Site Purpose
The Site provides general information about The Living Standard's professionally managed, furnished shared-housing model, room types, starting rates, amenities, application process, and community standards. The Site also allows users to submit housing inquiries, join an interest list, and request information.
2. No Housing Offer or Guarantee
Site content, inquiry forms, interest-list registration, communications, and displayed starting rates do not constitute a lease, reservation, promise of placement, or binding offer of housing. Housing remains subject to availability, lawful and consistently applied residency criteria, verification, required payments, acceptance of applicable house standards, and execution of a written lease.
Submission of an inquiry or application does not guarantee approval, a particular property, room type, bathroom configuration, rate, move-in date, location, amenity, or housemate profile. If these Terms conflict with an executed lease or property-specific disclosure, the executed lease or disclosure controls for that tenancy.
3. Eligibility, Applications, and Equal Housing
Individuals seeking attainable, professionally managed shared housing may inquire or apply, subject to availability and lawful residency criteria. Applicants must have the legal capacity to enter into a residential lease and must provide accurate, current, and complete information.
We follow applicable fair-housing and anti-discrimination laws. Essential tenancy criteria are applied consistently, and reasonable accommodations are considered where applicable. Placement decisions are not based on protected characteristics. Descriptions of resident groups on the Site are examples of people who may benefit from shared housing; they are not limitations, preferences, or guarantees.
When vacancies permit, TLS may consider voluntarily stated preferences and neutral practical factors such as general location, room type, schedules, quiet-hour expectations, and shared-living habits. A particular housemate profile cannot be guaranteed.

4. Housing Only; No Care Services
The Living Standard is an independent housing provider. We do not provide assisted living, licensed care, personal care, medical care, nursing, supervision, medication management, transportation, meal preparation, case management, or emergency response services. Residents must independently manage their daily living needs and arrange any outside services they choose. The Site does not provide medical, legal, financial, or social-service advice.

5. Rates, Rooms, Bathrooms, and Amenities
All displayed prices are starting rates unless expressly stated otherwise. Actual rates, deposits, fees, utilities, lease terms, room dimensions, furnishings, bathroom access, and amenities vary by property, room type, acquisition and operating costs, and availability. Exact terms are disclosed before lease signing.

Bathroom arrangements vary. A standard shared room may use a hallway or common-area bathroom not connected to the bedroom. A room described as having direct or adjoining bathroom access may use a Jack-and-Jill bathroom shared between adjoining bedrooms or another directly accessed bathroom shared by residents assigned to more than one room. Only a room expressly offered as a Premium Queen Suite includes a private ensuite bathroom.

Amenities described as available in some homes - including pools, jacuzzis, game rooms, vending, lounge features, outdoor spaces, or particular equipment - are property-specific and are not guaranteed at every location.

6. Images and Property Information
Images, including stock photography and digitally generated renderings, are illustrative and do not depict a specific existing TLS home unless expressly identified. Actual homes, room sizes, layouts, furnishings, decor, bathroom access, and amenities vary.
To protect resident privacy and property security, exact home addresses and precise locations are not publicly disclosed. General area information may be provided initially, while property-specific location details are shared at the appropriate stage of the application and leasing process.

7. House Standards
Each property follows written lease requirements and house standards addressing matters such as quiet hours, cleanliness, shared-space use, guests, safety, keyless access, prohibited items, and respectful conduct. Applicants review the applicable standards before signing. Property-specific rules may vary and are applied consistently in accordance with the lease and applicable law.

8. Email and SMS Terms
If you affirmatively opt in, you authorize The Living Standard to send email updates and/or recurring automated informational and promotional text messages to the email address or mobile number you provide. Consent to marketing is not a condition of submitting an inquiry, applying, or leasing housing. Message frequency varies, and message and data rates may apply.
Reply STOP to opt out of SMS messages or HELP for assistance. You may unsubscribe from marketing email through the link in an email. We may send a one-time confirmation of an SMS opt-out and may continue non-marketing communications that are reasonably necessary to respond to your inquiry, administer an application, or service an existing lease, as permitted by law. Wireless carriers are not liable for delayed or undelivered messages.

9. Acceptable Use
You may use the Site only for lawful, personal, and informational purposes. You may not:
• Submit false information, impersonate another person, or misrepresent your authority.
• Attempt to gain unauthorized access to the Site, accounts, systems, data, or property information.
• Introduce malware, interfere with Site operation, bypass security controls, or test vulnerabilities without written permission.
• Scrape, harvest, copy, or use Site content or contact information for unsolicited marketing, unlawful profiling, or another unauthorized commercial purpose.
• Use the Site to threaten, harass, discriminate, defraud, violate privacy, or infringe intellectual-property or other rights.

10. Intellectual Property
The Site and its text, logos, trademarks, branding, graphics, layouts, photographs, renderings, and other content are owned by or licensed to The Living Standard and are protected by applicable law. You may view and print reasonable portions for personal, noncommercial use. No other license is granted. You may not reproduce, modify, distribute, publish, sell, or create derivative works from Site content without prior written permission, except as permitted by law.

11. Third-Party Services and Links
The Site may rely on or link to Wix, maps, social networks, screening providers, payment processors, document-signing services, or other third parties. We do not control third-party services and are not responsible for their content, availability, security, or practices. Your use of a third-party service may be governed by separate terms and privacy policies.

12. Privacy
Our Privacy Policy explains how we collect, use, and disclose personal data and is incorporated into these Terms by reference. Do not submit highly sensitive application information through a general website form, ordinary email, or unsolicited text. Follow the secure instructions we provide.

13. Site Availability and Accuracy
We may change, suspend, or discontinue Site content or features at any time. We make reasonable efforts to keep information current, but availability, prices, property details, and other information can change without notice. If you need to rely on a material detail, confirm it with us and review the property-specific written disclosure before signing a lease.

14. Disclaimer of Warranties
To the fullest extent permitted by law, the Site and its content are provided "as is" and "as available" without warranties of any kind, whether express or implied. We do not warrant that the Site will be uninterrupted, error-free, completely secure, or free of harmful components. Nothing in these Terms excludes a warranty or right that cannot lawfully be excluded.
15. Limitation of Liability
To the fullest extent permitted by law, The Living Standard and its owners, employees, contractors, and service providers will not be liable for indirect, incidental, special, exemplary, consequential, or punitive damages arising from or related to use of or inability to use the Site. This limitation does not apply to liability that cannot lawfully be limited and does not alter rights or obligations under an executed residential lease.
16. Suspension or Termination of Site Access
We may restrict or terminate access to the Site when reasonably necessary to protect security, investigate misuse, comply with law, or enforce these Terms. Sections that by their nature should survive termination will remain effective.
17. Governing Law and Venue
These Terms are governed by the laws of the State of Texas, without regard to conflict-of-law principles. Unless applicable law requires otherwise, any dispute relating solely to the Site or these Terms must be brought in a court of competent jurisdiction located in Brazoria County, Texas. These Terms do not modify any venue or dispute provision contained in an executed lease.
18. Severability; No Waiver
If any provision of these Terms is held invalid or unenforceable, the remaining provisions will remain in effect to the fullest extent permitted by law. A failure to enforce a provision is not a waiver of the right to enforce it later.
19. Changes to These Terms
We may update these Terms from time to time. The revised Terms will be posted with an updated effective or last-updated date. Your continued use of the Site after the revised Terms take effect constitutes acceptance of the revised Terms to the extent permitted by law.
